Hong Kong Investor Purchases Second Hidden Forest Town Home

Hong Kong Investor Purchases Second Hidden Forest Town Home

Susan Jennings, of The Mary Ellen Vanaken Team of Keller Williams Realty North Atlanta, sold the property located on Canary Lane. This town home is located in the sought after Alpharetta, Georgia community of Hidden Forest. This beautiful town home is the former model home.

The four bedroom home sold for $294,00. Jennings states “this is the second investment property that this client has bought from us since August.  He and his wife are from Hong Kong and feel strongly about the potential of the Alpharetta area market.  They are seeking a third property in the area and are so happy with our services that they have shared our contact information with at least two other friends of theirs in Hong Kong that we hope to work with soon. The two previous properties, that we sold in Hidden Forest, both rented within days of closing for more than we originally expected. Both of these properties are under the property management services of OnPoint Residential, an Alpharetta based company, owned by Johann Berenguer.  Johann is well respected in the real estate market and even though he knows dozens of Realtors in the area he chose me as his realtor for the purchase of his own home last summer."

The Mary Ellen Vanaken Team have also sold at least two other homes in Hidden Forest which have show significant appreciation in the last year and are owner occupied.  The attraction to the community by so many is that quality of the construction, open floor plans, proximity to exit 11 of GA 400, and customer service provided by Taylor Morrison's sales and building teams.

The gated community of Hidden Forest is located in Fulton County Georgia in the town of Alpharetta. The property offers town homes and single homes with community amenities such as a swimming pool and pet park. An easy drive from Georgia Highway 400, off Morris Road. Children who live in Hidden Forest attend the following schools: Manning Oaks Elementary School, Hopewell Middle School and the sought after Alpharetta High School.

The Mary Ellen Vanaken Team http://www.northatlantaluxury.com specializes in the luxury home communities of Alpharetta, Milton, Roswell, Cumming, Johns Creek and Sandy Springs. The team works with relocation's, international buyers, and first time buyers.

Pricing Your North Atlanta Home to Sell in this Real Estate Market!

Most home sellers today are nervous and unsure as to what to do to get ready to sell.  Some wonder... is taking a loss on our house inevitable? The answer is no! A great strategic sales plan, coupled with a smart buy in your new location will ensure that you recoup the maximum value for your home.

Strategic Sales Plan
Consult with a real estate expert in your area. Our real estate team, The Mary Ellen Vanaken Team of Keller Williams Realty, are experts in the North Atlanta area and we can help to ensure your house is priced competitively and well-staged. Why? Because while there are always three factors to getting a home sold—location, price, and condition—only two are under your control: price and condition. Of the two, which is more significant? Price. Remember that price will correct bad condition, but condition will never overcome a bad price. So price your North Atlanta home to sell in this real estate market!

Act fast. The best price you’ll get in today’s market is the one you get now. If you wait, it will be lower. And every month the price on your home decreases, your costs remain the same. For example, Keller Williams research shows that sellers who listed their home at the price the agent originally recommended, sold the home 38 days faster. This is over a month of mortgage and tax payments! For a home that cost $200,000 at time of purchase, with 20 percent down and an interest rate of 6.5 percent, selling a month sooner results in a savings of $1101.31 for the mortgage alone, not including the taxes and insurance that the homeowner would be paying during this time.

Don’t worry about where the market has been, keep your focus on where it is going. The price your neighbor down the street got six months ago is not relevant in a market where your house is competing with others from all across town. Again, our team has the kind of long-term, wide-ranging data that will help you decide how to pinpoint your price with precision.

Your Smart Buy
Whether you are moving to an area where prices are in a downturn, or dreaming of nicer, bigger, home in your own town, selling your house now can get you into the home of your dreams. Falling home prices are a great opportunity for a savvy homeowner looking to move up. Even though your house price may be lower, the smaller loss at sale can be made up by greater savings at purchase. For example, let’s take that same $200,000 home, and imagine that it has decreased in value by 5 percent, reducing the sales price to $190,000. At the same time, let’s imagine that you would like to move up and the $400,000 home you have been eyeing has also decreased by 5 percent. That’s a savings of $20,000, and it is a home that is likely to be better positioned for appreciation when the market rebounds.

Bottom Line
Don’t pit yourself against the market, work with the market to get the most out of your house sale.

10 Questions to Ask Your Realtor about Selling a House
  1. Are you a full-time professional real estate agent? How long have you worked full time in real estate? How long have you been representing buyers? What professional designations do you have?
Knowing whether or not your agent practices full time can help you determine potential scheduling conflicts and his or her commitment to your transaction. As with any profession, the number of years a person has been in the business does not necessarily reflect the level of service you can expect, but it is a good starting point for your discussion. The same issue can apply to professional designations.
  2. Do you have a personal assistant, team or staff to handle different parts of the purchase? What are their names and how will each of them help me in my transaction? How do I communicate with them?
It is not uncommon for agents who sell a lot of houses to hire people to work with them. As their businesses grow, they must be able to deliver the same or higher quality service to more people. You may want to know who on the team will take part in your transaction, and what role each person will play. You may even want to meet the other team members before you decide to work with the team. If you have a question about fees on your closing statement, who would handle that? Who will show up to your closing?
  3. Do you have a Website that will list my home? Can I have your URL address? Who responds to emails and how quickly? What's your email address?
Many buyers prefer to search online for homes because it's available 24 hours a day and can be done at home. So you want to make sure your home is listed online, either on the agent's Website or on their company's site. By searching your agent's Website you will get a clear picture of how much information is available online.
  4. How will you keep in contact with me during the selling process, and how often?
Some agents may email, fax or call you daily to tell you that visitors have toured your home, while others will keep in touch weekly. Asking this question can help you to reconcile your needs with your agent's systems.
  5. What do you do that other agents don't that ensures I'm getting top dollar for my home? What is your average market time versus other agents' average market time?
Marketing skills are learned, and sometimes a real estate professional's unique method of research and delivery make the difference between whether or not a home sells quickly. For example, an agent might research the demographics of your neighborhood and present you a target market list for direct marketing purposes.
  6. Will you give me names of past clients?
Interviewing an agent can be similar to interviewing someone to work in your office. Contacting references can be a reliable way for you to understand how he or she works, and whether or not this style is compatible with your own.
  7. Do you have a performance guarantee? If I am not satisfied with your performance, can I terminate our listing agreement?
In the heavily regulated world of real estate, it can be difficult for an agent to offer a performance guarantee. If your agent does not have a guarantee, it does not mean they are not committed to high standards. Typically, he or she will verbally outline what you can expect from their performance. Keller Williams? Realty understands the importance of win-win business relationships: the agent does not benefit if the client does not also benefit.
  8. How will you get paid? How are your fees structured? May I have that in writing?
In many areas, the seller pays all agent commissions. Sometimes, agents will have other small fees, such as administrative or special service fees, that are charged to clients, regardless of whether they are buying or selling. Be aware of the big picture before you sign any agreements. Ask for an estimate of costs from any agent you contemplate employing.
  9. How would you develop pricing strategies for our home?
Although location and condition affect the selling process, price is the primary factor in determining if a home sells quickly, or at all. Access to current property information is essential, and sometimes a pre-appraisal will help. Ask your agent how they created the market analysis, and whether your agent included For Sale by Owner homes, foreclosed homes and bank-owned sales in that list.
  10. What will you do to sell my home? Who determines where and when my home is marketed/ promoted? Who pays for your advertising?
Ask your real estate agent to present to you a clear plan of how marketing and advertising dollars will be spent. If there are other forms of marketing available but not specified in the plan ask who pays for those. Request samples or case studies of the types of marketing strategies that your agent proposes (such as Internet Websites, print magazines, open houses, and local publications).
